Two blocks of flats could be built directly next to a planned new industrial warehouse under new proposals for Colnbrook.
Real estate firm DKH Limited wants permission to build the 24 flats on a strip of land off Bath Road in Colnbrook. It will sit next to a large logistics building leaving some residents with a ‘lack of amenity space’.
Slough Borough Council planning officers acknowledge that one of the blocks will be ‘very close’ to the warehouse but say the plans are acceptable overall. They are recommending that councillors approve the plans.
The council’s planning committee has already backed a previous version of the plan in April 2022. But full planning permission was never granted as developers and planning officers didn’t reach a legal agreement on contributions to services and infrastructure by the October 2022 deadline.
Then in November 2023 permission was granted to another developer DV4 Coltham to turn the disused recycling plant next door into a large logistics building.
DKH has now submitted amended plans for its flats designed so that residents’ living conditions won’t be harmed by the new warehouse. These include conservatory-style indoor balconies.
Planning officers say these aren’t a replacement for any private amenity space lost from the original plans – which it says is an ‘adverse impact’ of the scheme.
But they say this is outweighed by the benefits of new housing in the borough. Councillors on the planning committee are set to vote on whether to approve the new plans on Wednesday, September 25.
