Plans to demolish a four-storey office block last used in 2009 are to go before the council.

The current offices, located on St Marys Walk near Sainsbury's, could be flattened for a new redevelopment to provide a new part five, part eight-storey office building with a basement.

In turn, the plans would see a realignment of St Mary's Walk, landscaping and cycle parking - as no car parking will be provided on-site.

Known as 'Sierra House', the office building was first built in the 1970s, but after 40 years, occupation ceased as the building was "tired and in need of updating to suit modern commercial and town centre needs".

The property currently includes ground floor retail with three storeys of residential above the High Street facing units and underpass.

The rest of the property is made up of a four-storey office block with a central stairs, passenger life and goods lift.

In 2015 permission was granted to refurbish the site, but this was not acted on and has since lapsed.

The current plans have been in the works since 2018 when pre-application meetings took place with the local authority.

Developer Derno Estates Limited says the existing building "cannot be repurposed".

A public consultation sought views in September 2023 and the developer has since answered pressing questions.

This includes a concern for office space when other units are empty. The developer has responded saying their office will be of the "highest standards of current post-pandemic office design".

They also added that an alternative residential development would "not be viable" at the location.

It has also been revealed that the ground floor may include a cafe.

The proposed plans speak of a roof terrace atop the building.
