A listed Buckinghamshire pub will be partly demolished and turned into housing if a new planning application is approved.

The Grade II Plough Inn on Wexham Street, Stoke Poges was earmarked for development over the festive period.

Applicant Srinivas Thanniru of Star Trek Holdings Ltd has applied to Buckinghamshire Council for listed building consent to convert the derelict building, which dates to 1771.

The developer wants to demolish part of building and adjoining outbuildings and to convert the Plough into two self-contained houses.

Building work would include four new side windows, changes to rear windows and doors, internal alterations including new staircases and opening up and enclosing spaces.

The proposals also include building three self-contained terrace houses on the adjoining land, as well as parking spaces for 10 cars, construction of perimeter timber fences, landscaping and access to the site.

The applicant’s design statement submitted with the plans makes the case for the loss of the Plough, suggesting that there have not been any viable offers to take over the pub.

It reads: “The pub had dwindling trade and was no longer economically viable within this location and has been closed for over four years.

“Located at the corner of Wexham Street and Plough Lane, there has been no suitable offers for its continuous use as a pub, this partly due to cultural shifts with pubs getting more integrated with providing full meals.

“The lack of adequate parking provision in an area that is predominantly residential also had an adverse impact on parking availability for the residents to the properties.”

The plans also say that the pub’s features of “special architectural interest” will also be more visible to the public once the development takes place.

Views of the hipped roofs and chimney breasts “will become more pronounced along Wexham Street”, the application argues.

It adds that the demolition of “unsightly” additional structures to the rear of the pub and the removal of plants to the corner of the site will further “increase the visibility of the building”.

The look of the new terraces has been influenced by the design of the four cottages to the north of the site.

The application also says the proposals are “sustainable development” which will create jobs during construction.

Residents of the new homes “will contribute to the local economy and support local businesses”, while the new properties will “contribute to providing affordable houses”, the application adds.
