A major nearly 100-home development could soon be built in a Maidenhead field under outline plans set to be considered by councillors next week.

The site on land south of Bray Lake would see 99 new homes installed along with parking and pedestrian access.

It will be debated by councillors of the Maidenhead Development Management Committee on December 20.

The planning officers’ report reads: “The proposal is an outline planning application, for access, layout, appearance and scale to be considered at this stage, with landscaping to be reserved, for 99 dwellings with associated vehicular and pedestrian access, car parking, drainage works and open space.

“The report sets out the relevant local and national planning policies, together with the proforma requirements for the site, have been adhered to, subject to planning conditions and a signed legal agreement.”

A combination of flats and houses are proposed as part of the development – 40 per cent of which would be affordable.

The applicant has also committed to provide a new offsite zebra crossing near the entrance to the site on the A308.

The report adds: “With such a crossing included, it has been demonstrated that the proposed vehicular access point from the A308 is acceptable and the development as a whole would not result in material harm to highway safety in the surrounding area.”

Of the market homes proposed, 36 would have three beds, 11 would have four beds and 12 would have five beds – and would represent a mix of detached and semi-detached buildings.

Among the affordable homes, there would be six one bed flats, 12 two bed flats, 11 three bed houses and one four bed house.

The development would also include 229 car parking spaces, of which 218 would be allocated - with 11 visitor spaces.

Cycle storage would also be available for each home, including 23 bike spaces provided for the flats.

The site was allocated for housing under the Borough Local Plan, which saw it taken out of the Green Belt.
