AN AMERICAN golf store in Slough could be knocked down for 50 flats under fresh plans.

This is just one of the many applications submitted to local authorities in Slough, Windsor, and Maidenhead in the past seven days.

Outline plans to build eight family homes have been refused at 66-70 Sheephouse Road, Maidenhead (22/01961/OUT).

Applicant Shardeloes Ltd wanted to demolish the three existing homes for new family homes, all of which are four-bedroom properties, with on-plot parking for 24 vehicles, gardens, and private access.

But the scheme was met with heavy resistance from residents, who called this a “gross overdevelopment” of the area. This resulted in planning officers turning down the proposal.

The plans were seeking outline permission, which seeks if the local authority agrees with the development in principle and approves parts of the plan in terms of access, layout, and scale.

One resident wrote: “Moving from three to eight dwellings will bring considerably more noise disturbance and traffic to the area and potentially 24 parked cars at any one time.

“Currently only one side of Sheephouse Road has pedestrian access, as such the inevitable overspill from visiting cars to the development will cause a hazard for local pedestrians.”

Planning officers believed the development is ‘cramped’ and constitutes an ‘overdevelopment’ of the site. They also said it will be ‘unneighbourly’ when viewed from neighbouring properties.

They were also concerned with the flood risk and the loss of trees. They also criticised the lack of affordable housing.

An applicant known as ‘Mr G Seller’ has submitted plans to demolish the one-storey building to erect an apartment block that could be up to six-storeys in height.

It could hold 50 flats, consisting of 19 one-beds, 19 two-beds, and 12 three-beds. Due to viability issues, the scheme cannot add any on-site or off-site affordable homes.

Twenty-five car parking spaces and 52 cycle bays have also been proposed. Each flat also have either a private garden, balcony, or a roof terrace.

The applicant argued this is an ‘exemplary’ scheme that will bring ‘several planning benefits’ to an area that has a high demand for housing.

The proposal will most likely be determined by Slough councillors sitting on the planning committee.

A developer is eyeing to build nine new family homes, consisting of six three-beds, two four-beds, and one five-bedroom, at the site. This will involve demolishing the existing residential houses.

Twenty-three car parking spaces have been provided. Of these, 21 spaces are for the future occupants of the proposed houses and two are visitor car parking spaces.

Access to the site is also proposed and each home will also have a private garden.

The design and access statement reads: “We have ensured that whilst designing these properties the local surrounding have been taken into account and that the needs of the future occupants have driven our design to create high-quality spaces.”

Planning officers are yet to determine the application.
