‘RUSTED’ and ‘deteriorating’ windows at the Slough Refugee Support (SFS) service needs replacing, councillors were told.

A condition survey, which cost £400, was undertaken at SFS’s office at 28 Bath Road in Salt Hill Park. The building is leased to the service and is about to enter a new five-year lease with the council’s trust.

The current rent is £8,700 per year but will increase to £10,224 on renewal of the lease.

The condition survey, which was undertaken on January 11, 2022, found its windows and external doors' original steel frames have rusted and deteriorated throughout, leading to water making its way inside the building.

Water is penetrating through the roof, which could lead to water damage, as its chimneys waterproof seals are missing.

The report also highlighted health and safety concerns as SFS have not shown proof the building has undertaken electricity, gas, and heating/cooling safety inspections and certifications in the last 12 months.

This concerned councillor Wayne Strutton (Con: Haymill & Lynch Hill) as a nursery also operates at the building.

He said: “That isn’t allowed to happen again because if Ofsted were to visit it and become aware of it, that’s a closure order as far as I am aware.”

The council will be urging the tenants to get the certification as soon as possible as it could be a breach of its lease agreement.

It is not known how much the repair costs will be as quotes are still yet to be organised. However, it will be covered by the Salt Hill funds which have a budget of £31,491.
